and also with tax sale, the owner may have a year to redeem and pay taxes before you actually end up owing the property. check your state laws.

Money can be made at Tax sales. In Florida the owner has 4 years to get it back unless you do a Quite Title Suit. This can be done for a few hundred dollars.

Take title in a land trust
Find a good attorney in your local area
Tax sales are different.
Know what you are buying or you could end up with worthless property.
You will need to file a quiet title to get the deed.
