Weekly Lesson – How to Use a VA

Ron’s weekly lesson this week is all about how to properly use a Virtual Assistant. With production direction, a VA can take care of the day-to-day tasks that you can’t ignore. Every day tasks like calling leads and filling out lead property information sheets have to be done or you don’t have a business, but that does not mean they have to be done by you!     Hearing the numbers behind the math is really helpful. Its a good benchmark to know that 37% of the sheets come back with a ‘yes’ to some sort of terms.

    It’s also crazy that 20% of the sellers ar never reached after 3 calls.

      It is crazy but true. I have been making all of my calls up to this point, and you would be surprised how many will advertise a property and not answer the phone. Not only that, they won’t even return calls when you leave a message. I don’t understand it. I am about to hire a VA. It will make life so much easier.

    I used a similar system to the IVR to sell a rehab I completed. The ads drove people to the house which had a sign in the yard. Prospective buyers would call the sign in the yard to get the lockbox code and get added to the buyers list. The application to buy the house was on the cabinet in the kitchen and was faxed by the prospective buyers to me. That was my first exposure to automation and it was great!

    the VA calls and closes and much work in between, and I just make decision on who is the best to work with, and maybe a follow up after the initial call?

    too good to be true. this must cost extra to get all these things done.

    The system outlined is a lot of steps. I was a RE Broker for many years and when I listed a home I had all these steps and more to get the house on the market. A VA is an assistant and a real value. Thanks Ron!

    at 5:50 in the video, Ron says, “let Pat Live take calls from your Sellers” but does he mean “….calls from your Buyers” ? Or are we running free ads to find Sellers too?

      Use Patlive for….people that are wanting to sell their homes, like FSBO. You’re buying. That is for patlive. For finding sellers…run free ads too. Buyers(for homes you are selling) , on the other hand, are calling your IVR. Hopefully this helps.

    Hi Ron,
    Great info here. I was wondering if you or ahem, perhaps the VA team can critical check some numbers on how much VA time breakdown would be needed to make a complete deal using your highly trained VAs.

    For example, 10 calls/hr for FSBO’s, generate 50 prospects/hr. Expect 30% prospect qualified to deal with terms.

    Then I would call to setup contract with attorney.

    For buyer side, how much time should they spend and how to do it to build buyer list for seller listings?

    IE the case for your trained VAs is strong so long someone new knows how to use them, exactly what they will do (eg over their shoulder breakdown would be really helpful) and how long it takes? Can we realistically allocate 20hrs/m of your VAs to close 2 deals monthly (pretty houses)? How long for flipping wholesale property? Thanks a lot Ron, and love your down to earth style in your videos!

    I can’t wait to be able to use the VA service. I am working on a couple of deals now and calling as many FSBOs as I can. It does get overwhelming though at times. As some people have mentioned, I would like to be able to close a deal before signing up for VA service just because of the cost. On the other hand, the chances of me actually finding a buyer and closing the deal are probably greatly improved with a VA. Thanks for the video!

    I’m fast learning that the less I do, the more I make if I delegate to qualified people to do the minutia. I’m going to do my first few deals all myself so I can see what it all entails and very quickly hire VA’s to take over.

    It makes so much sense to use a VA, especially after watching this video several times. I personally want to do the actions that I’ll use the VA for eventually, but know how valuable it will be to ultimately use a VA because I’m fast realizing how valuable time is, thanks to Ron’s videos.
