Depending on your state this may be a Land Contract, Agreement For Deed, Bond for Deed

I use these all the time, both the Buyer’s and Seller’s agreements. They work great!

When do you use the Land Installment contract and when the contract for Deed

    • Daniel Nichelson says:

Land installment contract and contract for deed are just different common names for the same agreement. Depending on the state and local region different synonymous names are used. Land Contract, Agreement for Deed, a Contract Sale, or Real Estate Installment Agreement, Bond for Deed, Articles of Agreement for Deed, Installment Land Contract, Articles of Agreement for Warranty Deed, Contract for Deed, and probably a few others. These names all refer to an installment contract for sale of real estate where the seller retains title until after all of the terms of the contract, including full payment by the buyer, before title to the title is transferred.

This is not to be confused with an installment contract where title passes before full payment is made under a mortgage or deed of trust agreement.

  6. Kaojia Vang says:

Is this the same as a “subject to deal”?

  7. Kaojia Vang says:

Would you use this same contract for a contract for deed?

  8. Ronald Trower says:

When do you use the Land Installment contract and when the contract for Deed

    Definitely one to use.

  10. Robert Miller says:

Is there any way to print this document without having to buy Microsoft Office. I use Open Office by Apache.
    Thanks

Warning! On January 1, 2018 a new law goes into effect in Illinois that makes everything in Ron’s Contract for Deed form unusable in their existing form. This law adds many new very specific requirements and elements to the agreement and negotiations, whether both as a buyer or a seller, that are stacked in the buyer’s favor.

Fail to use a specifically and carefully drafted Contract for Deed in Illinois at your own peril!

This new law is named The Installment Contract Sales Act. Read it here:
