I’ve been in sales all my life, just got to get so many no’s, before you get the yes’s. Some will, some won’t, so what, someone’s waiting !! I love sales !! And those that want your services, will treat you Very good !! Plus, they will always give you referrals!! Its just a numbers game ! Hey Ron, I’m sticking yellow letters in the paper boxes of houses in fairly new neighborhoods, where the grass needs mowed or it looks like a few minor repairs may be needed, and I’m getting very good calls !! Just getting started, so trying to re-learn the proper offers and forms that I need, when I go to meet them, but I meet one tomorrow( unsure on this one– as I didn’t pre screen enough up front, but I beat a Realtor by one day, as they had already spoken with her, and hadn’t signed any agreements yet ! Wants me to come first: $317k ARV, but I’m thinking $340k, mortgage is $268 k with 6 years paying down, and they need no repairs (prime Golf Course area) 5b/4ba, but they want $20k plus I take their VA at $1600 month; I’m going to see if they have to have cash now – let them refinance and get it, then I will take it over subject 2, or if they can wait till I close, plus they want to stay in neighborhood with a smaller 4bed home, which I’m seeing next week for a simple take over sub 2, and I figure I can maybe make an exchange with the first one doing a lease/option and a nice deposit and spread in payments on the second one! Then I’ll just have to market that First Prime one for a Nice deposit on a lease option! May be PAYDAY very soon ! Thanks Ron for all your help, this Gold Club is the BOMB !!

  3. Aaron Williams says:

  4. James Noullet says:

Thanks Ron this is good advice!

  5. Ronald Hall says:

    Good Info Ron, thanks

  6. Jeff Clayton says:

    Whacked ! by Ron.

The tough skin develops on the phone, for sure.

  7. John Rogers says:

If they advertized to sell their house and then give you grief when you call, they aren’t a prospect. It might be a good idea to put their contact info aside for a month or so and call again to see if they are ready to sell yet?

  8. Frank Wooden says:

I’m doing the VA work to start and have a lead on a FSBO to call. Is there a script to use. I have the property info sheet with the blanks to get filled in, but would feel better with a script to use. I’ve searched the resources for such script but have not seen one yet. Can someone tell me where it is so I can make the call?

  9. Frank Wooden says:

Well, got my question answered about a script from Ron is another video. The Lead info sheet IS the script. Thanks Ron!

  10. KJ Roberts says:

The lead info sheet is great! It isn’t only good for calling people but can be used in almost any situation where a home is involved. Even if you have a VA you should still have these with you

  11. Michael Minnihan says:

Get somebody else (VAs) to make the calls to FSBOs so you don’t have to put up with dealing with unmotivated sellers.

Trying to deal with unmotivated sellers will quickly drive new real estate investors out of business.

    Only talk to prescreened FSBOs.

  12. Matthew Hell says:

I always keep the info sheets in my car and with me in my backpack when I’m on the road. they are an awesome script resource when you need them. Also get your VA to call. That’s why we got them, because a one point I was calling them and got so discouraged because they were so pissed off that an investor called them.

  13. William Clark says:

Once again, Ron is straight to the point. After watching this video, the VA is (once again) looking better and better.

  14. Bryan Davis says:

And this is why I just hired Ron’s VA! There’s enough negativity in the world without crabby tire kickers.

  15. Brandon Dickman says:

Straight to the point is always the way to be

  16. Wilbert Dorn says:

Ron, I received the same exact response from an attorney concerning Lease- Options. He strongly mentioned how this would be a conflict of interest in who he represented me or the seller/buyer. He was an attorney/real estate agent.Seeking services for lease-options is made short, sweet and simple but without complicating matters. Thanks Ron

  17. Leonardo Lopez says:

great advice with the virtual assistant! thank you

  18. Randy Arnold says:

it can be a little difficult make calls ult when you have to make calls yourself but its good practice im doing the same thing as soon as i can tho im going to hire a VA
