  1. Jeff Clayton says:

D.L. seemed to ask how does a Realtor get paid when an attorney closes a deal?

Question was not clearly worded. DL, are you thinking that Realtor won’t get paid if an attorney’s involved? Not true. The attorney is paid for doing the closing or in some states they write title insurance. REaltor gets paid usually a commission or sometimes, as Ron says here, a referral fee.

    Thanks Ron

  3. John Rogers says:

A Realtor is usually only needed with bank owned properties, and short sales. Thanks.

  4. Matthew Hell says:

    What happened to Lauren?

  5. Matt Prchal says:

The only realtors I’ve ever incountered in this business are the ones that tell me what I’m doing can’t be done, it’s illegal, and no seller will ever agree to do what I am asking of them. haha

  6. Jesse Toms says:

So can you get realtors to send you the over leveraged houses that they won’t list?

    • Trevor Morgan says:

Jesse – most realtors will go ahead and list a property, even if it is overpriced and over leveraged. Most realtors are not that good at selling real estate; being honest with sellers; and finding buyers. So I wouldn’t rely on realtors to send you a list of properties they won’t take. Use other methods of finding your pretty/ugly houses or paper.

Then once you have a contract for an acts deal with the owner you can get agents to look for a buyer with a big deposit that can’t get a loan that’s ok with a long term L/O and give the realtor a % of your assignment fee?

    • Trevor Morgan says:

Jesse, in most states a realtor is just a selling entity who has to ‘hang their license’ under a broker. The broker protects the realtor, handles the insurance, etc, so the brokers company can legally sell real property. A realtor gets a % of selling price if they find the buyer, or if they list the property. That % at closing is split with their broker, or the realtor/agent might just have a desk rental fee every month. But the realtor is not the one calling his or her own shots. The broker is liable for all the realtor actions. Realtors, and brokers, understand listing/selling and commission. I think Ron has moved away from assignment fees and is looking at straight downpayments. Check his later video’s on the ACTS methods. A realtor will expect a cut of the sales price, even if it is a L/O, most of the time.

Realtor are great for REO and short sale deals. I have found useful with their pocket listings as well.
