The Letter of Agreement and Addendum – CYA Purchase form is a must. Don’t ever buy a property with a loan on it without this excellent form. The one time you don’t use it will be the time you need it.

  2. Sue RANCE says:

Just wondering Ron, should we have the Seller homestead their home just in case they mess up down the road to avoid any unwanted collection liens, etc. Property is still in the Sellers name.

    • James Moesch says:

Sue, would it help if the house was put in a Land trust?

    • Todd Crane says:

Normally the home would have to be disqualified from homestead exemption. HOmestead exemption typically requires that the person filing for the exemption is using the home as their primary residence. As soon as the sell or rent the house out, the property is no longer qualified for the exemption
