A 3/1 might as well be a 2/1 with a home office or work out room. In other words, a 2/1 with a bonus room.

Q: I am wondering how you calculate the buy-out price to the Seller and from the Buyer at the end of the 3 yr. period. ie: do you draw up an amoritization schedule to calculate what the buy-out price will be? I assume the principal is being paid down/mo. Do you use 0% interest and is that acceptable to the IRS?

  6. Matt Prchal says:

In this type of situation where the investor is going to be moving into the house and taking over the debt, would you move out and try to find a find a buyer about a year before the balloon is due so that you’re not responsible for the ballon when it comes due?
