   How do you wholesale an REO property when most REO contracts are not assignable? I have heard of two ways but not sure how well they work. One is to contract in a land trust and then sell the beneficial interest in the land trust. The other is to contract in an LLC and then sell the LLC prior to closing. Is there a better way or do either of these methods really work?

     Yes, use transactional funding to double close or find a title company that can use your end buyer’s funds to close the first transaction

   You can build a WordPress site (any site) but if you do not have eyes on your page it is worthless! There is a difference between launching an information page to share details regarding a subject property and increasing traffic and/or page views (then there is the problematic generating “qualified traffic”) Internet Marketing is based upon the quality of content when you’re not paying for advertising such as a pay-per-click campaign where your ad is placed on a particular page based upon a keyword or phrase selection. The cost of these ads are based upon (1) the volume of traffic typing a particular word or phrase into the search engine and (2) the demand to be placed there as the space for ads is limited. Organic search results are based upon the quality of content (keyword density) relative to the query. For example, if I were offering wholesale properties for sale in Fort Wayne, Indiana, I would purchase the domain http://www.wholesalepropertiesfortwayne.com and possibly an alternative, http://www.wholesalepropertiesftwayne.com. As there is intrinsic value in a domain name as the keyword phrase I want to be found under is actually my domain name! You can measure the traffic volume for keyword(s) and phrases utilizing “Google Analytics.” I would make sure that my content for this landing page contained the words wholesale, properties and Fort Wayne several times throughout the pages content. hope this helps, if anyone has questions give me call at 260-450-9456 I am available between 8:00 and 9:00 a.m. central time.

   I’ve got an ad in the Thrifty Nickel under “Business Opportunities” that drives people to my private lender site. You could also see about telling about your site on sites like REIClub and Bigger Pockets, although you may need permission.
