A “General Release” releasing you of liability. Your attorney should close this transaction and prepare a statement for the seller to accept the release and acknowledging approval of transaction. Your attorney will collect the balance of your fee at closing or you can collect at the meeting.
Revised 04/28/2014
When I downoad the “Fillable” pdf file, my printer doesn’t print any information that I type in the fields. Furthermore, I don’t want the language at the top on the form where it says “Get Buyers to Sign When Closing Lease Option”. I don’t think buyers should have to see that, especially when it’s a general release form. I’d like to print out the word document version … blank. However, when I remove the language that’s in it, the fields get too small to fill them in. I’m spending literally hours fiddling around with this crap when I’d like to approach and make an offer to a seller, prepared, ahead of time with what I need. I just realized I can use white out on the pdf form. I’ll get that tomorrow. But I’m frustrated with what I perceive as being a bunch of unuseable, or difficult to use, forms … that I’m paying $59.00 a month for.
Next time hire a computer savvy VA. The less you do the more you make…
amen
Perhaps his budget won’t allow to hire a VA…
Daryl copy to word perfect or to file then fixed
I printed out the fillable form, blank, used white out to get rid of the “Get Buyers to Sign When Closing Lease Option” language, scanned the form, and now it’s in a folder I created called “ACTS package” along with all the other forms I’ll need for an ACTS deal all the way up to closing. Just needed to go to bed and worry about it later. I’m calmed down and back on track.
Ron has some really great checklists. He has them for cash buyers, owner financing, I believe he even has an Acts checlist. I personally downloaded the checklist it is a sweet checklist.
Has Ron been able to correct any of this?
Hi Daryl, I am very sorry for your frustration. I had the same issue with the Fillable form, and will get that corrected asap. In the meantime, you can download the form and save to your computer. When you open it there, you can make the changes that you’d like and type in all information there, then print. I hope that helps! Thank you!
I am suppose to meet with a homeowner tommorrow, He has verbaly agreed to do ACTS !
Is there a forms folder with all the forms and a checklist for the ACTS ?
I think this is the form Ron refers to as the CYA forms!
I love this form thank you RON
I’m still working on getting my first deal but I’m so glad Ron offers this form to help us protect ourselves, especially for a newbie like myself. Thanks Ron 🙂
This is a great form.
You use it so the seller agrees in advance not to sue you if anything goes wrong with the deal.
So if the tenant buyer doesn’t do exactly what they agreed to do, then no worries for you.
Still would be a good idea to tell the seller to give you a call so you can get another tenant buyer for them and collect another assignment fee from the new tenant buyer.
Both of these forms are forms to use with your tenant buyers.
Look for the general release form to use with sellers.
It looks like you will have to get the seller general release form out of the Control Without Ownership manual or the Quickstart Real Estate School manual.
Give this form to your attorney to use with both your seller (‘Seller’ General Release) and with your buyer (‘Buyer’ General Release).
You should only be using a real estate attorney to handle your paperwork.
Can you just have the attorney alter the form to be for the seller?
thanks Ron for the form love you Olga sian goh
IMPORTANT NOTE:
The Seller General Release is NOT here in the GC forms.
Hopefully they will upload it soon.
Should this be used for both an ACTS deal and a Sandwich Lease deal?
The form for the seller is in the ACTS course manual. It’s the same one, just filled out differently.
Where is the general release for seller to sign
Upon further review i guess i should have said Why is this general release worded differently than the ones in the Control Without Ownership
Manual & this years simulcast dated 3-13-2014?
Can someone explain?
Holy cow. After studying this agreement for the last half hour I think I finally get it. I think that originally the doc link in this forum was for your tenant-buyer only, but now this form is a CYA for both your tenant-buyer and your seller to sign. It’s one doc for both. They are the First Party, and you are the Second Party.
What a great value to have all these legal papers prepared. Lots of work already done for us. Wow! Tx Ron!
I’m glad this and other forms are in Word format. Thank you.
Thank you for this form!
Thank you RonD Always CYA! My Man!!!
Talk about CYA. The ” from the beginning of the world” language is classic!
I’m getting 2 GC points by commenting here 🙂
I wish to have it to open in Libre, instead of MS WORD.
Thanks Ron
saves a LOT of headachs
Wow! I see why Ron says your attorney will love you for this. Strong worded document. Can’t wait to have an attorney see this one!
Finding the right attorney is going to be tough as Ron stated they think they know everything but I’m looking forward to meeting the right one
