    This should be a great tool when sellers think the realtor will get them top dollar! We all know they will…..;-) Wonder if you can put a cost on their level of stress until sold????

    About one of the line items, is transfer tax paid by the buyer or seller? I thought by the buyer, but maybe I’m wrong. Thanks.

      Very useful, Sellers can plug in their own numbers/percentages if they don’t agree with yours.

    This is a Seller Net Sheet.

    Show the seller what they will net selling their house the traditional way.

    This sheet will help with seller negotiations.

    Sellers are often clueless about what they will net.

    For some reason many sellers think that what they sell their house for minus what they owe their lenders is what they will get in cash at closing.

    It’s a very rude awakening for many sellers when they are shown what they will actually net using the Seller Net Sheet.

    Yes, a very good negotiation tool…whichever seller I’m speaking to I modify the cost worksheet and put the address of their property and plug in all the numbers, so they have real numbers to look at…it’s great!

    This logical tool enables the seller to comprehend the actual costs of selling a house. This too allows the real story to be told without smoke and mirrors. Our solutions reveal a much better solution especially if the loan balance is close to FMV.

    ExSELLent Worksheet Ron…….the man always gives more than he receives! This spread sheet will show what they could payout if they don’t want to use the ACTS deal….again exSELLent work Ron………another great tool to add to our arsenal.
