We did it! We went from a hobby of 3 years to a family business within 6 months with the help of the mentor program.
We started with them in July 2012 and by the end of our last call in December, we had closed on two houses and bought another.
House 1 – Lease to Own, we made $2800 down and will make 12K when cashed out, but in the meantime, making $230 in monthly payments.
House 2 – Lease to Own, we made 5K down, will make 9k when cashed out within 8 months with a VA Loan.
House 3 – we bought with private money for $74K, (ARV 110K) from a distressed seller where we will sell it Lease to Own, with a monthly cashflow of $350 and when cashed out, $32K profit.
Oh, yeah, our 19 year old son just bought his first duplex at age 18 by NOT spending the money he got for becoming an Eagle Scout and for high school graduation on a car AND by selling all summer our ‘JUNK’ we had in our basement on Craigs List. He has a free and clear duplex in Detroit bringing in $800 cash flow after expenses. All the while, he is a freshman at Univ. of North Carolina, Chapel Hill. Before he left for college, he was instrumental in helping us with the foundation of all our legal documents, automated calling system, interviewing assistants, and our website design. He was truly missed when he went to school but we talk a ton about the business when we are together! I respect his opinion as he is very focused on following what our mentors taught us and not deviating!
Those are just numbers, but what they did for us was set the blueprint to build a business that has a great foundation to grow. We still have a lot to do, but the weekly calls, and hundreds of emails, and encouragement has given us great confidence that we will make it big. We followed their plans and have 2 part time assistants, one assistant for our seller assistant and one person who puts out our bandit signs every week. Our website is up. Our branding is going out there and our sellers and buyers lists are growing every week!
There is nothing like having a coach to ask, “Should we use a flyer with bright green or yellow paper?” and getting an answer within 2 hours or “How should we structure the deal when the distressed seller needs to get out of his mortgage before he can buy another house….”
I would highly recommend the mentor program for their business blueprint, DVD’s, notebooks on how to build a business step by step, weekly encouragement and advice calls, and their VERY quick response to our emails (priceless!!!!!!). We miss you already!!
