I have my first house under contract. I joined a little over 2 months ago and I’ve accomplished more in the last two months with you than I did in the last ten years on my own. I can’t emphasize how important having a mentor has been. I’ve not only saved time and money but the accountability creates urgency. Without the mentorship, I would’ve been another quick start grad that took the books home and propped them on my desk to collect dust. These weekly meetings have not only kept me on the straight and narrow but thankfully my mentor’s experience have saved me a lot of time, money, grief and kept me from giving up. Thank you Eagle VA and Deborah Simmons for talking to 100’s of unmotivated sellers until you find the one that’s willing to think outside the box and consider a lease purchase or owner financing.
The house is a 4 bed/3 bath/3 car garage in Southern California.
I’m taking it subject-to for the loan balance of $324,000 plus $20,000 at zero percent interest due within three years and without my credit or any upfront money to the owners. The owners just wanted the $20,000 back that they put in the house to update the appliances, new HVAC and a few other items. Approximate value of the house $363,000. We plan to list the house at $389,900. That’s a difference of $45,900…plus the mortgage pay down…plus the difference we collect from the rent and what we pay for the mortgage and taxes. Wow!
There’s more…I’m also getting two free months of mortgage payments just for “flapping my lips.”
I was so nervous that when I knocked on their front door, my shaking hands dropped my new phone and the screen went black. Yikes! I had my contract examples on my phone. After coming to an agreement, I had to run home call my mentor and reprint the forms (I had no idea how to fill this out correctly) and met them a 2nd time at the house. They were so happy that someone was going to buy their house that they didn’t care how bad I was.
Bottom line, if I can be this clumsy and still close a deal, anyone can do this!
Can’t wait until I do this ten more times!
