Nice lady but she’s crazy.lol won’t sell it because I know her dad won’t budge.
I did not get a lot from this call. Seller seemed to be the know it all real estate expert!!
I actually think it’s worth testing the market on this one. I suspect the father would reconsider things if Ron has a buyer in-hand.
I think I heard she wants $125K down. Rent at $4000 maybe plus taxes and insurance of $1300 means a minimum rent payment of $5300.
It all depends on the market. If a tenant/buyer will put down at least $125K (17%) and accept a $5,300 payment, this could be a simple ACTS deal. If Ron can get that commitment from a buyer, then he can always go back and renegotiate the down payment.
First call I’ve listened to. Keep them coming. It’s good just to hear Ron handle the objections for us newbies. Thanks
Amen. Anytime we can hear or watch Ron in action dealing with a Seller, or any party, it’s an education.
Please do more, Ron. And thank you.
I think its dynomite! Just love listening to how Ron talks to sellers.
I enjoyed listening to this. The seller’s daughter seems like a difficult person to work with and Ron guided her to be realistic about what she could possibly get, while still getting the contract and deal signed.
I love to listen Ron. Is the best way to understand how to handle objections and let the fears go away
Ron makes it sound so simple. i really enjoy listening to these calls.
Great call. Enjoyed the back and forth, and while she did sound a bit full of herself, she seemed like she was actually paying attention to what RLG was saying.
Also, you could really sense her frustration with the stepmom…..sounds like that’s been a problem for years.
I love the people that need to tell you their life story. This lady is nice, but she is unreasonable with her price and terms.
Oh My Gosh; I cannot believe Ron spent so much time with her. It sounds like a DOA deal, but the call did a great job of seller objections and the master’s handling of thos objections. That alone made the call worthwhile to me. Thanks Ron can we get some more?
Great to hear how to handle sellers with exaggerated expectations of their home’s worth. Nicely handled and I hope to mirror the master…
I think there are some green lights and the sales call especially when she tells ron how much they need down and was 125 knand the other one was the payment of 4000 those are green lights for a go ahead and my Pinyan yes she wanted to take control and try and just get a bottom number instantly but Ron played it perfectly telling her that it’s not what the numbers we want it’s what the market wants which is a phenomenal exploit from him. I would like to know the end of this call I think that Ron is going to close this deal he will probably get 50 to 70,000 down and he will probably get a $3300 payment
good explanation of the exit strategy
I think this one is fairly typical of many that we deal with. These are people that are dealing with issues in getting it sold whether it’s a hoarder house or it belongs to parents who will not agree to things that seem reasonable to us. Ron is so calm and reasonable yet realistic with her. I think if he comes up with a good buyer, then Seller’s parents will have a chance to analyze it that way and you’ll find out if they really want to sell or not.
Hello,
This is very interesting information. I can use it in the future.
Bye for now,
Robert
