    Good Questions and great answers from Ron as usual.

    use the Purchase & Sale Agreement for owner financing deals.

    Okay to buy houses with tenants already in them.
    Keep the tenant in and try and get an option fee from them and also get them to agree to take care of all repairs as part of the option consideration.

    Good description of the virtual training of the QSRES. That will be helpful to virtually repeat the QSRES online without having to travel again.
