It’s been a while since we’ve connected in person and I wanted to drop you a note. If you remember, I was part of your first Commercial Master Mind Group for $25,000 or whatever we paid back then. I have to say to this day the contacts and connections from that group have spawned many joint ventures and other exciting things.
After being away from real estate from 2008-1/2 of 2013, I decided to check out your ACTS course in August of 2013. I went through it, was blown away with the simplicity and how you had refined things to meet today’s market conditions. Having always had a coach, I jumped into the coaching program, too. I haven’t seen a whole lot of speakers in the real estate education space still actively doing deals like you guys, let alone having the ability to work right along with them.
I started coaching in September and the last two deals I did paid for my coaching and gave me a 375% return unless my math is incorrect (: . I took a condo using ACTS on a Tuesday and on the following Sunday, took a $19,500 deposit. $10,000 of that plus first month was ours for a total assignment fee of $11,45 –5 days. In December, I took another ACTS deal and on Monday night had two buyers wanting to put 10% down and another 40+ calls. We took a deposit Thursday night and are closing that deal the next Monday with the attorneys–total deposit $27,900 (10% of eventual sales price) so ½ is our assignment fee plus one month’s rent ($1,100) for a total pay day of $15,050-7 days.
Even after being in some form of real estate since 1991 and having met you (thankfully) in 2005 at a $99 event, it was so important to plug into the new material and not even measurable how important and valuable the coaching is. Their ongoing live deals that they share, their availability for me with questions on the fly, getting me up and running as I came back in the profession—I just can’t say enough. I’d love to see you in more frequent videos giving live lessons from the field even if it was 2-3 minutes every few days.
