I attended a one-day event with Ron LeGrand in Nashville, TN. I decided to purchase the pretty house program and join the Ron LeGrand mentoring program. My mentor is Julie Casto. I have learned a lot in the mentoring program. I feel I am prepared to grow my business into a pretty house machine!
I am writing this testimonial to detail my first two deals. My first deal was referred to me from a realtor. I know many realtors in my community and I have offered to pay them for referrals. The realtor had a client who could not sell his home because it needed some minor repairs. The Seller agreed to sell the home to me for what he owed. The loan was $162,000 fixed for 29 years, 3.50% interest rate at $949 per month. I sold it the next day to a Buyer on my Buyer’s list on a 3-year lease option for $200,000 at $1200 per month with a $10,000 non-refundable deposit. The Buyer also agreed to take care of the repairs, cleaning, landscaping, and painting.
I also have a VA who suggested some Craigslist Ads. The VA developed and posted the ads. My second deal came from one of these Craigslist ads. The Seller agreed to sell the home to me for what he owed. The loan was $154,000 fixed for 29 years, 2.75% interest rate at $932 per month. I plan to sell it on a lease option for $185,000 at $1300 per month. The Seller stated that he had a friend that he knew would be interested in a similar deal so he would give him my contact information.
