Here is our first deal!
The lead came through Ron’s Virtual Assistant service. They found the lead on Zillow.
They answered “Yes” to lease option. This was a couple of weeks before the Great American Real Estate Summit in Orlando, so I called to verify the information. I sent this lead sheet along with others in for the mentors at the Summit to call from the Deal Room.
The mentors made the call from the Summit and was able to set up the appointment for us. When we returned from the Summit, I called to confirm the time. I sent emails to my mentors to confirm the time and the agreement. Everything checked out!
Before the appointment, I received an email from the seller suggesting they will pay their mortgage payment during the lease period if I were to pay them full appraisal price for the property. I couldn’t believe it! I sent it to the my mentors to make sure I was reading it right. They made themselves available if needed by phone during the appointment. We got to the sellers and took some pictures. It was a beautiful home.
While going over the contract, the husband had some concern about the term. He only wanted a 12 month term. I wouldn’t agree with that. So we left without an agreement and just let them talk it over. The next day they emailed me and said they would do an 18 month term with no renewals. I checked with my mentors and they said go ahead with the deal, so here it is:
- Purchase price $445,000
- Lease for 18 months at $375 to cover taxes and insurance.
- It needs no repairs. It’s 3,800 sq ft., 4 br/3.5 ba, beautiful home.
- Exit strategy is a Lease-Option Buyer.
- Lease for $2,875/mo. Sale for $465,000. Get a $20,000 deposit.
- Do my best to stretch it out to the full 18 months.
This deal happened due to Ron’s whole program. His Eagle VA service sent the lead, the Deal Room at the Summit set the appointment, and my mentors gave me support through many emails and being available by phone.
