Thanks for the guidance and conversations we have had in the last 6 months to get my questions answered. Every Quick Start goer should utilized the hotline if they are not in a position to move on to the mentorship yet. It is a powerful tool and you have returned calls promptly everytime.
I got an exciting news for you bud. After taking the Quick Start school in Jersey last year, I started working on Owner Financing and Lease Purchase strategies. I have been making multiple offers on deals and working on creative options.
I was able to get a 2 family owner financing deal in Manville, NJ at $145K with $60 down and remaining over 6 yr term. I know this is not Ron’s way as I didn’t fully comprehend zero or small down payment until after I went through the What to Say/Do program. Now, for sure I don’t make that big down payment offers. I brought in a cash partner who funded the deal. We ended up doing no rehab to it and sold it to a landlord for $25K profit. Beautiful thing was that I approached the seller once I found the buyer and got his balance down by $15K once I told him I am ready to cash him out.
PS: I am working on another owner financing with very little down and working on few lease purchase deals as well.
