We started your program way back in 1998 with low to moderate success. Then, we stopped when the recession hit in 2008. Realizing that we weren’t going to make our financial goals for retirement, in 2016 we again turned to our old friend, Ron LeGrand!
This time around, with a little bit more money to invest in our business and a little bit more maturity, we got back in to real estate. Much to our surprise, your system had also matured. We signed up for the Mentor program, PATLive and a VA.
After only 5 weeks we “got the deed” on the property below:
- Purchase Price: $44,500
- Sold with Owner Financing: $74,900
- Down payment from buyer: $7,500
- Owner Finance/Balloon payment in 2 years: $66,900
- Underlying mortgage balance Payoff in 2 years: $34,065
mortage was originated in 1997 (already 12 years old) - Total Profit: $40,435
It has a positive monthly cash flow of $218/mo which we plan to apply toward principal reduction. And, the kicker was that the seller actually found the buyer for us! Thanks again, Ron!
