I joined Planet Ron about 3 years ago, thinking I could do it by myself without additional support from Ron’s mentor program, but I could not make any progress. Finally, with your help, I was able to find an opportunity where the seller accepted to owner finance the sale and I closed on this house.
Purchase price of the house: $465,000
Down payment: $20,000 with about $2,812 monthly payments and a 3 year balloon
My exit strategy is to sell it with a lease purchase
Lease purchase price: $499,900
Front end income: $35,000
Expecting positive cash flow of about $700 / month
Back end income: $20,000
