   Ron, This is a real piece of gold. I believe it’s “money in my pocket”. When the seller sees this brochure they will quickly see where they stand. They can become a landlord and be responsible for maintaining the property. They can ask for a Deed in Lieu – which most banks will not accept. They can ask for a Mortgage Modification – which will probably not happen. They can let the bank Foreclose – which in my state will stay on their credit report for “ten years”. Or they can turn it over to me and let me handle all these problems and “Save Their Credit”. Problem solved.
