    Video didn’t load

  2. Virgil Pratt says:

    Good Video is loaded Great!

    • Arthur Hardy says:

@Virgil Pratt great video and it is indeed loaded with great information This builds very strongly on the first video of why houses do not sell too

  3. Valerie Newman says:

    Great info!! Thanks again Ron!!

  4. Aliyah Nicole says:

    Wonderful! Thanks for this info.

    • Matthew Hell says:

My brother and I learned from our last REIA meeting from Vena Jones-Cox is you can still wholesale a property right on the boarder of a warzone because you can get the property for cheap.

But then your investor friends like it because they get a cheap price on it and you can still get pretty high rent.

      It’s a win win.

  5. Taj Mohamed says:

I can attest to this. Warzones suck.

    • Arthur Hardy says:

@Taj Mohamed can you tell us about a particular deal or is this just an expression of your feelings about doing real estate investing in war zones?

  6. CRES Mandujano says:

War zones may be for lease and sublease. Thanks for this info very Good Video

    • Arthur Hardy says:

@CRES Mandujano are you or have you been doing deals in war zones and if so can you elaborate on them I wonder what you are doing with the sub lease in war zones

  7. Scott Burton says:

wow, i am definitely gonna try to avoid these areas.

    • Arthur Hardy says:

@Scott Burton it seems like the best move is to definitely try to avoid these areas. there are deals to be had there but the bang for your buck is not in the war zones

  8. Mr. Ross says:

    It’s obvious isn’t it

  9. John Rogers says:

Buy with selling in mind, in the areas above the level of war zones. Stay away from war zones! I’m repeating myself so I get it!

  10. James Noullet says:

Good advice. Yes you want to stay out of warzones. Been there and done thant. never again

  11. Ron Caruthers says:

Good idea about not just avoiding war zones, but going a couple of levels above it.

  12. Ron Caruthers says:

Interesting comment about Ron only working in 5 zip codes near his house. Good point to remember.

The less he does, the more he makes!

  13. Matthew Hell says:

When rehabbing houses, I know that is isn’t a good idea to rehab in warzones because you won’t be able to sell the house for the price you want. And good buyers don’t think it’s safe to live in the area you choose to rehab. We like to do options or wholesaling in these areas and just step out of the way.

  14. Wayne Sharum says:

This video does not load on this website or on Youtube.

  15. Jennifer Kellam says:

    Great video. Thanks for sharing.

  16. Tom Holyfield says:

I wouldn’t want to battle the war zones, even though I live near one.

  17. Connor Steinbrook says:

IF THERE’S BULLETS FLYING NOBODY’S BUYING

  18. Paul Brennan says:

    Stay Out Of War Zones!

  19. Tim Arnold says:

Thanks for the advice Ron, I was thinking to START in these areas as I figured it would be the easiest to break into, now though….? Thanks.

  20. Kwang Ko says:

    Go where quality buyers are.

  21. Brandon Dickman says:

    I agree!!

  22. Michael Amsberry says:

    Good Stuff!

  23. Brad Addis says:

Second reason houses don’t sell is that they are in an undesirable area – people don’t want to live there! Don’t take small non-refundable deposits. Move on up to find property in good neighborhoods. There will be bigger payouts with higher priced homes

  24. Cesar Varela says:

I can not wait to use this information.
I am studying all of your information all day every day.
    You are the man Ron.

  25. Aaron Anderson says:

I just stay out of ares that com up hot for crime on the Trulia hot maps. And I stay out of areas that are typically priced 20% or less of the median price for homes in my market.

Note: I did not say that I would turn down a house that is priced in that range…but if the whole neighborhood is in that range, Im out.

  26. Rod McMasters says:

That’s just good common “cents”…Thanks Ron.

  27. Neal Zurkowski says:

I have to say the one good thing about these videos is you can always go back and listen to them over and over again if Ron was sitting here talking to me he would probably get annoyed with all my questions but thank you for these videos we can go back to them and listen to them over and over thank you

  28. Ayodeji Kuponiyi says:

Very interesting about only working in 5 zip codes near his house & staying away from cheap areas. Great point to remember.

  29. Bella Chartrand says:

It feels like I found a needle in the haystack with your training, Ron… This is amazing stuff. Thank you so much!

  30. Bella Chartrand says:

Instead of tripping over, stumbling, and fumbling around with ‘Fool’s Gold’, it’s a whole lot easier to just walk down the streets paved in Amethyst and Gold!;) Ron, I’m so glad you are teaching us to go for the Gold…the Gold Bars…and not the flakes and crumbs others blindly stumble over. Like they say, “Don’t trip over the dollars to pick up dimes.”

  31. Bella Chartrand says:

Raise your standards and sticker price by raising where you look for properties…Brilliant! I’m doing this in the dating world, too, and it’s working like a charm.LOL Raised my standards in whom I’m meeting by raising where I go to meet people…in the nice areas of Sarasota. I’m meeting eligible men all over and having the time of my life! Who knows? Maybe some of them will want to be investors with me…can’t marry all of ’em, but I sure can help ’em all make more money;)

  32. Bella Chartrand says:

Everything is easier and more fun when you deal in higher vibrational, nice areas because “water seeks it’s own level” and people who take pride in themselves, their properties and their neighborhoods tend to attract the same. Like attracts like and Birds of a Feather Flock Together.

  33. Bella Chartrand says:

It’s alot easier to make more money on the front end when you move up into the higher priced houses because your quality of buyer increases and you’re more likely to get more money because they have more money.

  34. Bella Chartrand says:

    Better Area-Better Buyers

  35. Elizabeth Futia says:

    thank you ron

  36. Marcanthony Revel says:

Very true , i just had a friend of mine tell me today about his bad experience with a house he was viewing. The house was located in Philadelphia, Pa (Kensington Area!!!)
Great deal , newly renovated , but high drug zone. When him and his fiance arrived they seen someone using drugs on the sidewalk, more people lining up to buy, trash everywhere, needles , unattractive smell , etc. He even said the owner was scared as he walked to greet them.

What is the best thing to do when you come across a situation like this ??? Great deal , bad area ? Would you suggest buying cheap , renovating and making a flip and leaving room for the next buyer to have profit or simply dont touch at all ?

  37. Tony and Angie Stewart says:

This is such a great video on understanding the value of location. Going after the 1% rule sounds great at first, but the demand for the area must be taken into consideration.
