Signed a Deal in Under 24 Hours 

From Bandit Sign to $70K Equity + $1K/Month Cash Flow 

This deal came from one of my yellow abandoned signs with black letters:
“I Buy Houses – CASH – [My Number]”
So yes—bandit signs DO work.

Here’s how it happened:

On Monday around noon, a motivated seller called PatLive, and I received the lead. I didn’t call him right away—I was out dropping off a check to another seller—but around 5 PM, I gave him a call.

He originally wanted $160K for his 3 bed / 2 bath home with a one-car garage. After some questions, I found out he owed $60K, had a monthly mortgage of $780 (PITI), and the house was in good solid condition. Roof 10 years old. I explained we buy houses either with cash (if it needs lots of work) or by taking over monthly payments. He agreed to the latter.

I asked when I could see the home—he said Tuesday at 1 PM. That same night, I wrote the agreement and emailed it to Barbara. On Tuesday morning, she called me back, reviewed it, corrected a few things, and coached me through what to say.

When I visited the house, I estimated it needed just $5K–$10K in cosmetic repairs—mainly paint and light updates—to be lease-option ready. We started filling out the paperwork, and everything looked good… until the seller realized he wouldn’t get his equity at closing and wanted to back out.

That’s when Barbara saved the deal. She got on the phone, explained things clearly, and professionally negotiated:

– Purchase price down to $127K (from $160K)
– Moving money down to $3K (from $7K)
– Term extended to 25 months (after he only would only accept 12)

Here’s the breakdown:

  • ARV: $216K
  • Purchase Price: $127K
  • Repairs: $5K–$10K
  • MAO if I paid cash: $131K → we bought under it for $127,000 on terms
  • Monthly Payment: $780
  • Rent Potential: $1,800
  • Cash Flow: ≈ over $1,000/month
  • Equity at Exit: ≈ $70K

Exit Strategy: I’ll put in a lease-purchase buyer for 12 months. If they don’t cash out, I still have another year to sell it on the market.

This deal was only possible because I moved fast—and because Barbara knew how to close it. If not for her, the seller would’ve walked. She made this happen, 100%.

Let me just say this about Barbara…
She’s an absolute superwoman.
She’s sharp, fast, and knows exactly what to say in high-pressure moments. Watching her handle the seller live, in real time, was honestly WOW.
