    Very good video, Ron! The information makes it look/sound very easy. I am getting ready to call my very first FSBO to fill out the lead sheet. Wish me success!! I will have to do the footwork myself until I “get a check”!! Then I will go fully automated. Ron, you have a very “easy to understand” way of teaching. Thanks so much!!!

    Ron this is very helpful, as it does point to the kind of deal I can expect to try to get, when once I’ve got these answers! I’m going to hopefully (LORD WILLING) Get my first two deals under contract this Friday 9-8-20016; One is very anxious, and one is very cooperative about working with me (only he asked for my credentials– and I did ‘wing it’ – saying I’maaffiliated with a group who buy and sell houses just like his regularly, and I’m a Gold Club member with the group! So wish me luck, and thanks!

    As I do this alone ? Do I just cold call the seller with this lead info sheet or there is a script to start off with?

      Here’s a script:

      Hi this is Jay, Melody may have talked to you about your house for sale, is it still available?
      Whom do I have the pleasure of speaking to? (then write name on property info sheet)
      Can you remind me the address of the property, I’ve looked at so many?(then write it on the property info sheet)
      What is your asking price? (then write on property info sheet)
      What do you think it would appraise for? (then write on property info sheet)
      If we were to come to an agreement how soon would you want to sell? (make a note on property info sheet even though there is no blank for this)
      Because Iʼm an investor looking for nice houses, or houses that have the potential to be nice in your area…can you tell me if you think your house is a nice house or has the potential to be one?
      Well it sounds like a house we would be interested in.
      If we can agree on a price and we accept all responsibility for future repairs and make payments would you be interested in some sort of terms or lease purchase for six months to a year and then close on it? If we went this route we could get close to or at your asking price.

      THEN go for the mortgage balance question in my opinion because you can’t start out the gate with that question, you’ll run them off….you have to build rapport first

    I feel that’s too quick to start asking mortgage info that building rapport with the seller first and asking questions that tell you his situation and motivation first…then after having built this rapport asking flexibility questions like being open to terms, then once you have established this, going for more personal info like mtg bal that they otherwise may not feel comfortable giving out

    I feel you could be losing leads going for the jugular too quick (the mortgage bal question)

      What do you mean? Are you asking that you feel like you will lose the deal if you ask the balance on the mortgage?

      I think that is a must know question to know if you can get a buyer for the house.

    Thank You Ron. I feel like I can train a VA to fill out the form and do it the right way. It has also helped me to get started and I can fill it out. I will new and will be doing all of the leg work myself. I always do what I can pay others to do so I know how to train and take over if need be.

    Where is the script that the VAs use when making initial contact with sellers? They can’t just go into asking for confidential information that’s on the propert info sheet.

    Can someone please share this? Or a audio recording?

    It is not under the scripts section either.
